DC PUBLISHES REAL ESTATE
TAX RATES FOR TAX YEAR 2012

The District’s Office of Tax and Revenue recently published the following statutory real property tax rates for Tax Year 2012 (Oct. 1, 2011 – Sept. 30, 2012) : (1) Class One -- $0.85/$100 of assessed value; (2) Class Two: (a) first $3 million in assessed value -- $1.65; and (b) any assessed value in excess of $3 million --- $1.85; (3) Class Three (indefinitely vacant buildings) -- $5.00/$100 of assessed value; and (4) Class Four (blighted/condemned buildings) -- $10/$100 of assessed value.

MANDATED COVERAGE OF TENANT RELOCATION
EXPENSES RESURFACES IN ARLINGTON

The Arlington County Board is considering requesting legislation in the 2012 session of the Virginia General Assembly to grant authority to local governments to force property owners to provide relocation assistance to tenants when properties undergo redevelopment. Under existing code, 120 days notice is required when tenants are to be displaced due to redevelopment or rehabilitation of a building. The County currently has a set of “voluntary” guidelines; however, the County lacks leverage when a property is redeveloped by-right under its existing zoning designation.

RECENT GRADUATES CONTRIBUTE
TO SUSTAINABILITY

The contributions that building service contractors and in-house facility management personnel make to environmental wellness and safety are worthy of recognition. The following organizations recently demonstrated their commitment to the health of their building occupants by completing the Building Wellness Certification Training program. Thirteen supervisors from Building Maintenance Services (BMS) New York office, all of whom manage the cleaning of LEED buildings, gained new insights on how the performance of their jobs help to protect health and the environment. During their participation in the recent Building Wellness Institute training program they learned that by following the Green Seal Standard for cleaning along with adopting procedures for cleaning for health, they are protecting the health and safety of their employees as well as the occupants of the buildings they clean.
